NEW AND REFRESHING CHANGES COMING TO THE PILOT HOUSE!

Hello everyone,


Good news! We have two major “Pilot House beautification” projects coming up soon: cleaning and painting the garage and new carpets and paint on each floor. Both start the first full week of July.

McKown contractors will renew our garage to include ceiling repair (remove popcorn, sand to a smooth finish), power wash all walls, columns, trash room, bathroom, rust remediation, wall repair and painting. This will be done in two phases. BEWARE: the work will be very messy and loud.

DSG (who did our hallway lighting) will give us new carpet/wall and/or baseboard repairs/paint on each floor!

These are both fantastic and needed updates for the building. To have this done smoothly and efficiently, the board is asking for everyone’s patience, cooperation, goodwill, and flexibility. Keep in mind there may be changes to dates and activities as this is a fluid process. We’ll do our best to notify all residents along the way.

Here’s important information to keep you up to date on how this will be accomplished.

GARAGE REFURBISHMENT​(MCKOWN)

Phase 1 starts the week of JULY 6.

From an earlier message, we indicated that McKown will need to move all residents’ storage sheds during the work. So…By JULY 4 RESIDENTS NEED TO • Empty/review contents of your storage shed(s); owners are responsible for contents, so please remove anything you value to ensure its safety. • CLEARLY label the OUTSIDE of your shed(s) with your name and unit number, and if you have side by side spaces, indicate whether the shed belongs in front of the right space or in front of theleft space. • Secure shed doors so they stay closed during the moving. • Remove all bicycles, boats or other personal items (by July 4 for Phase 1; date TBD for Phase 2). If you do not have a place to store something, please contact Stephanie or Bruce.

GARAGE ACCESS: • Residents will be able to exit/enter garage doors during each phase. Please avoid using steps from upper lot to the garage during Phase 1. • Residents are asked to use the garage as sparingly as possible.

TRASH AND RECYCLE: PLEASE DO NOT ENTER TRASH ROOM DURING PHASE 1 ~ July 6-Aug 6. We may be moving the recycle bins and one dumpster to a location TBD for the convenience of our residents, and there may be a few days when residents will NOT be able to use the trash chutes-we’ll give you as much notice as possible if/when these are implemented.

Cars may spot from the spray, but that can be easily washed off (by owner)

TENTATIVE SCHEDULE FOR PHASE 1 July 6 to July 22: CEILING WORK, GENERAL REPAIR July 23: PRESSURE WASH/RUST/TRASH ROOM July 26 to August 6: PAINTING ~Week of August 9- PHASE 2 STARTS

Garage project scheduled to end by the end of September.

We’ll be asking all residents to make their extra parking space(s) available for use by other residents. Jeanne Bowers will be our parking guru for this project and will be sending information on this shortly.

CARPET/PAINT(DSG)

Starts the week of July 5 and ends approximately mid-August.

DSG Construction is bringing new carpet and paint to each floor to continue their work updating the Pilot House interior. They’ll start on the 6th and 5th floors during the week of July 5 and work their way down.You’ll see and hear demolition, see new carpet and tile installed, repair work as necessary and painting. Please expect that there could be work on any floor depending on how progress goes.

DSG will keep disruptions to a minimum, but please know that ingress and egress to and from individual units may be limited on some days. DSG and the Pilot House will coordinate specific times when we are closer to those dates--so stay tuned!

The most disruptive and noisiest times may occur during floor preparation for carpet and tile replacement. Every effort will be made to give residents advance notice for any issues with coming or going from the building. But we caution everyone to watch their step and be safe!

Because the garage project is happening at the same time, Jeanne Bowers will be coordinating parking in both the garage and upper lot. DSG may be using the upper lot and 2nd floor lobby doors to come and go with old carpet and other debris (dumpster on Bute Street) and new carpet and other supplies. Residents, deliveries, service workers, vendors will still have access to the building via the upper parking lot and 2ndfloor lobby doors.
