Torrential Rain - Garage and Alarm Update

Hi Everyone-

A quick update to keep you informed. Recently, the drainage of the downspouts on front and back of the townhouses were cleared of years of debris. The good news is that they now drain freely and as they were designed. The not as good news is that the design drains the water into the garage. That water then drains into the pit with the pump under the grate in front of the garage doors from which it is pumped to the white pipe you can see sticking up from our seawall, outside the garage. With so much rain in such a short time, the pump worked perfectly and the volume was such that the pit filled to overflow for a short time causing a small pond to form in the garage. The pump soon caught up, the pond and pit were drained, and all was good. Should the pump in the pit ever fail, we have two back up pumps that can be deployed. Both pumps are in excellent working condition.

Also, when it rains, there is a "Ground Fault" alarm that goes off in the panel by the front entrance.

What is being done about this?

We are getting quotes to clean the garage. Eliminating years of built of debris in the garage will help drains not get clogged. We are asking our vendor to investigate the Ground Fault alarm issue. The Safety Committee continues to monitor these issues. And, you are being informed so that you know why there is water in the garage during rain storms and why that alarm keeps going off.

Lastly, we are still investigating possible reasons for the mysterious garbage room flooding. It is annoying and we will continue trying to solve this mystery.
