HOA meeting Monday, January 12 starting at 5pm

Reminder: At the next PH HOA meeting on Monday, January 12th (starting at 5pm, not at 6pm) we will be covering several very important items:

5-6pm Bear Engineering will be presenting their proposal for addressing building envelope issues (planters on 6th and ground floor, existing cracks in facade, multiphase tuck pointing). This is your chance to ask questions before a course of action is decided.

6-7pm Reserve Advisors will be presenting the every-five-years reserve study and recommended budget for building adequate capital reserves. Again this is your chance to ask questions before future dues are decided.

7-7:30pm VSC will present their proposal for updating building security systems. Along with and related to that, there will be a joint proposal from the Covenants and Safety/Security Committees regarding replacement of entry doors for the 2nd floor and garage entrances.

7:30pm on will be the usual HOA Board meeting with updates on bulk head, electrical infrastructure, parking gate, and more.

It is a lot to cover because there has been a lot of activity from the Board, Board Committees, and helpfully facilitated by our property manager responding to our needs. Public presentation with opportunity for Q&A is the most transparent way to make sure the community is informed and understands why the Board is/will be making their decisions.
Please do try to make it to this meeting (bring a chair and BYOB!). The reserve study has been uploaded to the PH Google Drive. Please note that we have the opportunity for one free update to the study within the next few months so while this is pretty near final, it may be adjusted by new information (some of which will be discussed on Jan 12).
